The Apartments

The building consists of a garage with four parking spaces and four independent residential units:

  • First floor: Apartment 1

  • Second floor: Apartment 2

  • Third floor: Apartment 3

  • Fourth, Fifth, and Sixth floors: Apartment 4


Garage

The garage contains four parking spaces, each equipped with parking stops and a connection to an individual central vacuum cleaner system installed in a dedicated cabinet (each apartment has its own vacuum system).

Each apartment has its own lockable storage cabinet in the garage.

The garage features sectional doors from the renowned brand HÖRMANN, which can be opened via remote control, a smart home mobile app, or the control panel located in each apartment.

Fire-resistant doors at the garage exit, two technical rooms, and smoke-tight doors at the buffer zone exit are manufactured by Metallind (Croatia), a company owned by the ASSA ABLOY corporation.

All fire-resistant doors are certified and custom-made for this building.

The garage is equipped with flood sensors, a CO₂ detector, smoke detectors, gas detectors, alarm sirens, hazardous gas indicators, cameras, and premium lighting with CRI 95 light quality. The lights are dimmable by zone and controlled via motion sensors.

Elegant panic lamps with over 3-hour autonomy are installed in the garage and stairwell in case of a power outage.


Best Water Technology

All apartments are connected to the BWT (Best Water Technology) drinking water system, which purifies municipal water from limescale, heavy metals, and chlorine. The device is installed in the technical room next to the garage.


Elevator, Entry, Security

An elevator by OTIS, a renowned manufacturer, is located in the garage and leads directly to each apartment. The elevator is equipped with fire-resistant doors and a 2N video intercom for communication between apartments.

Each apartment owner will have a Hands-Free card which allows elevator access from the garage directly to their apartment. This same card automatically unlocks the building's main door and interior garage doors upon approach.

After entry, the building's main door locks at five points and provides maximum sealing.

The elevator shaft is equipped with a CO₂ detector, smoke detector, and flood sensor.

In the event of hazardous gas or smoke presence in the shaft, the alarm system activates a rooftop fan to create positive pressure inside the elevator, preventing the entry of harmful gases.


Smart Home System

All apartments are equipped with a Smart Home System.

At the entrance to each apartment from the elevator, a 10” touch panel controls:

  • Alarm system

  • DALI lighting control

  • Air conditioning

  • Blinds and curtains

  • Boiler

  • Underfloor heating

  • Elevator call

  • Building entrance door and garage door control

Identical control is available via a mobile app for each resident.

All water fixtures in the apartments are monitored by flood sensors, and each unit is equipped with three motorized valves that automatically shut off the water supply in the event of a flood, and reopen it automatically after resolving the issue.

A weather station displays current conditions, temperature, and wind speed. Based on its data, blinds, curtains, awnings, and even irrigation systems can be automated at the owner’s request.

  • Sanitary ware by renowned Italian brand Jacuzzi. Each bathroom features a hydro-massage tub, waterproof TV mirror, shower cabin, and bidet.
